Full Approval (one month deposit)
Minimum Credit Score: 650 (Credit report reviewed for delinquency and collections).
No evictions filed.
No judgments from landlords or property management companies.
Verifiable income must be 3x the monthly rent.
Positive and verifiable rental history for the previous two years (minimum).
Conditional Approval (1.5-month deposit to 2 months deposit)
Minimum Credit Score: 565 (Credit report reviewed for delinquency and collections).
No evictions filed within the past 4 years.
No unsatisfied judgments from landlords or property management companies.
Verifiable income must be a minimum of 3x the monthly rent.
Positive and verifiable rental history for the previous 1 year (minimum).
Additional Details
Applications are subject to homeowner’s approval.
Application fee is non-refundable.
Application Fee: $75 per adult (anyone 18 and over). All residents over 18 must apply.

Application fees are non-refundable, regardless of approval status or property availability.
We strive to process applications promptly. Processing time depends on third-party verification.
We aim to minimize multiple applications for the same property. All submitted and paid-for applications are evaluated until approval is granted and a signed lease with full security deposit is received.
Minimum credit score accepted: 565. Approval depends on property and owner's discretion.
Past evictions are considered on a case-by-case basis. Recent evictions within 4 years may require a higher security deposit.
